 HOW TO BENEFIT FROM OUR 1,000 + QUALITY BUYERS

Our 1,000 + quality buyers (virtually all Chico Area property owners who failed to sell and +/- 430 who stated they will exchange for Chico Area property) are available to only the following:

  • Sellers who exclusively list with my office. They also receive the benefits of our other effective strategies (trade secrets) along with standard marketing (e.g. MLS, etc.). Virtually all Chico Area property owners who failed to sell are also available to buyers who sign a buyer-broker agreement.

  • FSBO's, Realtors and buyers who prepay $2,000 - $4,000 flat fee plus all out-of-pocket mailing costs. There are no out-of-pocket costs to send emails unless a graphics or technical person is needed for the email. Under the flat fee arrangement I will not be involved or have any duties and responsibilities after delivering mailer to the post office and sending emails. A possible exception would be when my assistance is needed to find a third leg (property) and complete a 3-way exchange. I first require a signed buyer-broker agreement covering the third leg. The owner of the third leg can be asked to pay it.

Multiple properties can be on a postcard to split costs. I often have property to add to a postcard. My office processes the FSBO, Realtor and buyer mailers and will not provide lists in any form. You can accompany us to the post office if you wish.

I am happy to pay a generous referral fee.

Sending postcards and emails is the ONLY way we can contact them (our 1,000 + quality buyers, etc.). We will contact them within 3 days after receiving your postcards and funds.

BEFORE providing information on any property in a proposed exchange to anyone, I must either own or have one exclusively listed (NO EXCEPTION). Except for my exclusive listing clients, I cannot inform anyone of your property while we do not have your property listed. If we do not have your property listed, the only property you and I can discuss are those I own or have exclusively listed. They are on my website. Every week we receive many emails and phone calls from buyers with cash or property to exchange.

If you receive our postcard or email advertising a property "For Sale or Exchange", you can assume over 1,000 others also received it. That property owner will be in a much better bargaining position due to receiving multiple offers to exchange and sale.
