DESCRIPTION:

Free/clear unimproved 18.33 acres. Assessor map shows 15.5 acres because the 18.33-acre survey was not recorded. Zoning is 5-acre minimum. All land division requirements (i.e. perk tests, etc.) appear to be satisfied for a three-way lot split except for 60-ft right of way.

There are nine (9) properties (shown below) that touches this 18.33 acres. Eight (8) of them have Honey Run Road frontage potentially providing access. Adding all or portions of the 18.33 acres to one or more of the nine (9) adjacent properties is a distinct opportunity that soon may no longer be available. Two or more of the neighbors may want to consider getting together to acquire some or all of the 18.33 acres. Lookout Point is adjacent to the 18.33 acres and fronts on the Skyway. The 18.33 acres can provide Lookout Point leach area for a sewage disposal system that it does not appear to have. The 18.33 acres can also save them approximately $20,000 in drilling costs since the 18.33 acres is approximately 800 feet closer to water.

Since 1992 there have been 4 sales of the eight (8) access properties. One is currently "For Sale". It is just a matter of time before the 18.33 acres or remaining portions receives access or all or portions are sold.
